Guests have exclusive access to the Lakehouse and lakefront grounds: private dock, kayaks, SUPs, life jackets, hot tub, firepit, basketball & pickleball court, cornhole, Jenga, foosball, theater room with 85" TV, and pontoon boat rentals.

The entire lakehouse and property are private and reserved exclusively for your use during your booked dates, offering complete seclusion and privacy.

And because Lake Tobesofkee sits north of Georgia’s fall line, its ecosystem differs from lakes farther south in Georgia and Florida—meaning it’s not a natural habitat for alligators. The property accommodates up to 16 guests total overnight.

Events with more than 16 guests require prior approval and are considered on a case-by-case basis, ensuring they are compatible with our quiet, residential setting. The driveway and parking area accommodates up to 10 vehicles.

Check In is 4pm and Check Out is by 10am. Please contact us with early or late check-out requests. We make every effort to accommodate requests, as availability permits.

Yes, pets are allowed if they are added to the reservation. Up to 2 pets are allowed. Pets must be supervised at all times.

Parties or public gatherings are prohibited. All guests on the property must be listed in the reservation count unless prior authorization has been given for holding an event. The property is located in a quiet residential community with the following Quiet hours: 10 PM – 7 AM (weekends), 9 PM – 7 AM (weekdays).

Smoking is strictly prohibited indoors and on any adjacent areas, including balconies, terraces, and the deck. Smoking is permitted only in the backyard or dock areas, and all smoking materials must be fully extinguished and disposed of in the designated outdoor receptacles.

Yes! The expansive lakefront home is the perfect locale for vacationing families with kids. The lower level of the lakehouse is dedicated to entertaining kids with an 85" TV, board games, life-size jenga and 4-square, toys for littles, and an xbox. There is a private fenced playground on the property, as well as private pickleball and basketball courts. Additionally, we provide a Highchair, two pack & plays, a baby gate, and toddler utensils and plates. Please note there is no barrier between the property and lake so non-swimmers should be supervised at all times.

Yes. The Hot tub is always heated to 100°F and available for guest use year-round. There are also gas fireplaces inside and gas/wood firepits outside with firewood provided.

The property has a private dock with a boat slip. Four kayaks, a canoe, and two stand-up paddleboards are provided, along with lifejackets. Guests may launch their own boats at a public boat launch at the lake and store their boat at the lakehouse slip for the duration of stay. Additionally, for those without their own boat, we provide an optional add-on to your lakehouse rental: a 2023 Bentley Pontoon with a tow bar for skiing and tubing. Rates vary by season, length of stay, and guest count. Cleaning fee applies to each booking but is automatically calculated and included in the nightly rental rate. There are no additional fees from the quoted price.

The property is thoroughly cleaned after every guest stay. Mid-stay cleans are available on request for an additional fee.

We provide ample supply for large groups. Longer stay durations exceeding a week may result in a need to replenish these items.

Everything is provided for your stay. Every bed features premium linens, both soft and medium fill down pillows, and layered quilts and comforters for a luxurious night’s sleep. Bath and beach towels are also provided. Each mattress is a high-quality pillow-top designed to offer both support and comfort for all sleep positions and guest preferences.
